Acquisition/Disposition
The acquisition process begins by identifying the client’s investment objectives and risk tolerance, then matching quality properties to their investment guidelines. Property identification and analysis begins with a nationwide search for qualifying investments. After initial selection, Baron Realty assembles a professional team to perform comprehensive due diligence of the subject property. Investigations include demographic studies of the site, lease analysis, credit analysis of the tenant, environmental audits, survey analysis, and title review. A financial analysis is also performed to include discounted cash flows, lease duration pro-forma financial statements, and other reports that may be requested by the client. 

To dispose of properties, Baron Realty will prepare a complete due diligence package for potential purchasers and aggressively market the properties nationally and internationally. The company uses combinations of direct mail, internet, print media, and personal relationships to quickly dispose of properties.

Property Management
Baron Realty can provide full service property management for office, retail and industrial properties.
Specific services include, but are not limited to, rent collection, tenant screening, lease negotiation, lease compliance,  property maintenance, payment of invoices, distribution of cash flow, budgeting and financial analysis, negotiation of service contracts, and management of construction or rehab projects.

Insurance Company Asset Management
Baron Realty is uniquely experienced in working with insurance companies to maximize investment yields while diversifying the portfolio into real estate. Under investment guidelines promulgated by the Office of Insurance Regulation, insurance companies may invest a portion of their portfolios in income producing real estate and still have those assets treated as admitted assets for financial reporting.  Baron is uniquely qualified to identify, acquire, manage and dispose of real estate assets held in an insurance company's investment portfolio.

Baron has assembled a team of experts in the field of forming limited liability companies to hold commercial investment real estate assets.  The team includes highly respected Securities Attorneys, Certified Public Accountants, Environmental Engineers, Surveyors and Planners and Securities Broker Dealers.

Limited liability companies can be formed for a specific group of investors that wish to hold real estate and shed themselves of the burdens associated with creating the proper legal structure and identifying the proper assets for portfolio diversification and the management required thereafter.

Fee Schedule
Baron Realty is compensated through leasing commissions, management fees, and commissions on the acquisition and disposition of commercial real estate assets. Commissions are negotiated with clients based upon the complexity of the individual transactions. Commissions are paid by the Seller of property and often split with cooperating brokers.

Baron offers leasing services at competitive rates and with superior services.  Lease fees range from 3% to 6% depending on whether or not another broker is involved in the transaction.  This practice is used to demonstrate a commitment to broker co-operation.

Baron Realty provides property management services based upon a mutually agreeable fee for the scope of service offered.  Management fees are typically based on 4% of gross revenues; however the size of the property and the structure of tenant leases can modify the rate.  Baron is also willing to negotiate fixed price management contracts.
